The Planning Commission assists the City Council in developing policies for land use, zoning, and the City’s General and Specific Plans. Under state law, the Commission also has decision-making authority for a variety of development applications.

In addition to recommending broad development policies to the City Council, the Commission reviews all development applications to ensure they conform to the City’s General Plan. On applications for the subdivision of land, the Commission serves in an advisory capacity to the Council. However, the Commission has final authority over a variety of discretionary development applications as prescribed by State law, including conditional use permits, variances from the zoning regulations, and environmental assessment of such applications. These Planning Commission rulings may be appealed to the City Council. The Commission also sits as the review panel for various state and federally mandated documents.

Each of the five Planning Commissioners must be a resident of Pico Rivera. Each City Council member appoints one Commissioner, whom the City Council shall confirm. Commission members serve a two-year term.

The Commission meets on the 1st and 3rd Monday of each month at 6:00 p.m. at City Hall.  Meetings are open to the public.
